ZONING

The POA has its own set of zoning ordinances (which can be downloaded HERE). These ordinances regulate land use and building/construction within Pine Orchard.  These ordinances are authored and maintained by the POA Board as the Zoning Commission. Seated on the board are the two Zoning Liaison Board Members, along with the Zoning Enforcement Officer (ZEO), review all Zoning Ordinance Conformity applications (Building permit), and land use and/or expansion requests.  

In the event a zoning application is denied, the applicant may appeal to the Zoning Board of Appeals (ZBA). There function is to hear disputes and render judgment on all requested-variances to the published zoning ordinances. The ZBA is a five (8) member board, separate from the POA Executive Board consisting of five (5) members and three (3) alternates.

• Zoning Board of Appeals (ZBA)
  The POA Zoning Board of Appeals is a 5-person committee (with three alternates), that reviews instances of application denials and is the final authority of whether an appeal will be accepted or denied – This is done through a special permit hearing and committee vote.
